We at Rennison Roofing and Exteriors, LLC believe that if the home you are purchasing is in need of a new roof, the best time to do that is at the closing table.  Not only is this a convenient option from an installation standpoint, as the property is unoccupied, and your belongings protected, but it is also the most cost effective for your family.

Here are our top three reasons why, if you are buying a new home that needs roofing repairs or replacement, you consider making the needed repairs at closing:

1) The Standards of Practice of the home inspector association, InterNACHI (International Association of Certified Home Inspectors), does not require that the inspector actually walk on the roof. “The inspector shall inspect from the ground level or the eaves” is the way it reads.  Also, the standards note that “the inspector is not required to walk on any roof surface.” What does this mean for you? That means your new home that just passed inspection, may actually be in need of costly repairs, or even a replacement, but because it “looked good” from the ground or had no “obvious” issues, it passed inspection. Emergency repairs and replacements are costly and very inconvenient for you and your family. That doesn’t mean we suggest paying for an expensive inspection, instead ask for a “Free Estimate.”  Rennison Roofing and Exteriors, LLC will be happy to come and inspect your roof and provide a repair or replacement quote at no cost to you.  If repairs or replacement is required, that gives you something to take to the negotiation table when discussing purchase price. 

2) If the seller agrees to make necessary repairs or replace the roof, that can be done without having to come out of pocket*. The repairs can be made, or roof replaced, just prior to closing and it paid for at the closing table. There is also the ability to upgrade shingle type, change color, or upgrade warranty based on the buyers’ preference, with any upgrades added to the contract as a “buyer cost” and also paid at the closing table.  The closing attorney cuts Rennison Roofing a check for balance due and remaining balance is paid to seller.


 If the buyer has to pay for the repairs/replacement, the selling price of the new home could be increased by the amount required, and costs rolled into the mortgage payments*.  The buyer still has the option to customize their new roof with shingle type, color and warranty preference to suit their needs. The upgrades may be added to the contract as a “buyer cost” and also paid at the closing table.


Then, if chosen, the GAF Golden Pledge Lifetime warranty could be put in the new buyer’s name and still have the ability to be transferred if ever they wanted to sell the home. It’s a win/win for the buyer and seller!
