On-Site Assessment.
A project manager comes out and inspects the roof itself, then the things that decide how the job runs: rooftop HVAC units, crane and equipment access, and how your building operates day to day. This is also where repair-or-replace gets settled, so you're not guessing.
Written Quote and Options.
You get a written quote with the project laid out clearly and the system options that fit the building. There's no obligation, and you can accept it electronically when you're ready.
Scheduling Around Your Operations.
We set the work for the times that interrupt you least, usually weekends or low-traffic days, and phase the job so the parts of your building you need stay usable while it goes on.
Installation, Supervised.
The same project manager who scoped your roof oversees the installation start to finish, so the job keeps moving and nothing falls through the cracks. The installers are manufacturer-trained and supervised on every job.
Final Inspection and Warranty.
Before the job closes, the project manager inspects the finished roof against the manufacturer's requirements and encourages you to walk it with them. After final payment, your manufacturer's warranty is registered, and the packet is emailed to you within about a day.

Materials
The manufacturer's warranty covers the roofing system itself: 15 years for a commercial TPO membrane and up to 40 years for steep-slope commercial shingles. We register it with the manufacturer on your behalf, so the coverage is in place once the job is paid.
If a covered problem ever comes up, we inspect it right away, handle any workmanship issues ourselves, and file the manufacturer's claim for you.
Repairs and tune-ups are billed as-needed work and aren't covered by these warranties.

What is a TPO roofing system?
TPO (thermoplastic polyolefin) is a single-ply membrane used on flat and low-slope commercial roofs. It comes in wide sheets that we heat-weld at the seams, making them watertight without glue or tape. The surface is usually white, so it reflects sunlight and can help hold down cooling costs in the summer. It stands up well to UV, heat, and standing water, which is why it's one of the most common commercial flat-roof systems and the one we install most often.
What is EPDM roofing?
EPDM (ethylene propylene diene monomer) is a single-ply rubber membrane, also used on flat and low-slope commercial roofs. It's been on commercial buildings for decades, so it has a long track record. The sheets are sealed at the seams with adhesive, and the rubber stays flexible through temperature swings, which helps it handle hot Carolina summers and the occasional cold snap. It's durable and repairable, but it’s not the most modern option. During the on-site assessment, we'll tell you if you need repairs or if it is time to consider upgrading to TPO - a more modern system that is easier to fix, lasts longer, runs cooler, and offers the option to add extra insulation, along with other benefits.
