What Goes on Your Roof
GAF shingle systems, installed to GAF’s rules.
GAF publishes installation rules, not a suggestions guide, and requires the contractors it certifies to re-train on those rules every year. Your shingles carry GAF’s 50-year warranty against manufacturer defect, and the installation itself carries a GAF-backed workmanship warranty of 10 or 25 years depending on the package you choose. What Happens After You Reach Out
First Contact.
Call or submit the form. Megan or Annette in our office sorts out what's going on and routes you to a project manager, who calls you back the same day during business hours. After hours, the call comes by about 9am the next morning. On that call you pick the path that fits: an on-site assessment, or, if you already know what you want or you're managing the property from out of state, a roof report that prices the roof from measurements, usually within 30 to 45 minutes.
The On-Site Assessment.
A roofer walks your roof and climbs into your attic. They check the decking from underneath, the flashing on the chimneys, the shingles, the soffit and fascia, whether you have a drip edge, as well as the trees and site conditions around the house, so that if extra plywood is likely to be needed, you hear it before you sign, not after the tear-off. They go over shingle lines and colors with you while they're there. And if the assessment turns up something your insurance should see, hail damage across the roof, for instance, they'll tell you to call your adjuster before you spend a dollar with us.
Your Written Quote.
Your price usually comes back within an hour or two of the assessment, with the work laid out in writing, and your project manager walks you through what's on it. Scheduling and Permits.
Once you accept, installation is usually scheduled within three to four weeks, depending on permits and the weather; summer pop-up storms sometimes push a date back, and we'd rather shift the schedule around a little than roof in the rain. We pull the permits, so the county paperwork never lands on you. If your neighborhood has an HOA, you start that approval, since the HOA works through the homeowner, and we supply whatever it asks for: samples, our license, proof of insurance.
Installation Day.
A hand-selected, manufacturer-certified crew tears off the old roof and installs the new one, with your project manager briefing them before the first shingle comes off and checking the work while it runs. Most roofs are finished in one day; a large or complex roof can run into a second morning.
The Final Walk-Around.
As soon as the roof is done, either that same evening or first thing the next morning, your project manager inspects the finished roof against GAF's specs, walks the yard and driveway with a magnet to pull up every stray nail, and makes sure anything we moved goes back where it was. Walk it with us if you'd like; we encourage that you do. We send the final invoice, and once the roof is paid in full, GAF registers your warranty and Megan or Annette emails your packet, usually within about 24 hours. Your packet includes every product that went on your roof, the warranty terms, and the transfer instructions if you ever sell.
If a Storm Damaged Your Roof
Storm-driven roof replacements usually run through an insurance claim, and the paperwork side is work we do every week. We photograph and document the damage, meet the adjuster at your house if that hasn't happened yet, and help the adjuster see everything we see. After the adjustment, we file the supplements for anything the first draft missed, follow up on approvals, and when the work is done, send the completed invoice to your insurer so the file closes cleanly.
How much of that you need depends on where you are. Some homeowners call us with the adjustment paperwork already in hand, and the job is simple. Some haven't met their adjuster yet, and we start there. Whether a claim is approved is your insurer's call, and older roofs are sometimes prorated, so we won't promise you an outcome. We take on the documentation and follow-through, so nothing gets missed on your side of the file.

Your project manager briefs the crew before the first shingle comes off, checks the job while it runs, and inspects the finished roof against GAF's specs before it's considered done, so problems get caught on our side, not yours. The team is cross-trained too, so if your project manager is across town when the job needs eyes or materials, another team member steps in rather than your job waiting.

The crews that do the work are hand-selected, manufacturer-certified, highly trained installers, and they earn the job before they get one: we review a crew's past work, down to whether the ridge vent runs straight and the flashing is done right, before they ever touch a customer's home, and we drop crews that get sloppy or careless with a homeowner's property. On your job, the project manager covers with the crew exactly what needs to happen and how, and watches that it's done that way. The crew tearing off your shingles has already proven it does clean, careful work.

What Your Written Quote Covers
We don't publish a "starting at" price for roof replacement, because a roof is priced on the square footage of the roof itself, its pitch, and its height, not the size of the house, so a teaser number wouldn't be practical as every job is so different. Instead, a roofer measures your actual roof, and you get a written quote you can set beside any other bid on your kitchen table.
The attic check during the assessment is there so the quote holds: if the decking is likely to need plywood, you'll hear it before you sign. The price changes only if the tear-off uncovers something nobody could see: rotted decking, broken rafters, framing that simply isn't there. If something is wrong with the installation, call the number you used to book the job. A project manager will come out, inspect it, and we'll fix what's ours to fix. If a covered issue shows up years down the road, we open the claim with GAF on your behalf, including photos and documentation, and GAF pays for the repair under its warranty. And because the warranty is GAF's, it doesn't depend on us: if Rennison ever closed its doors, GAF would send another certified contractor to honor it.

Questions Homeowners Ask About Exterior Door Replacement
How much does exterior door replacement cost in Irmo, SC?
It depends on the size of the opening, the ProVia series, the configuration, the glass, and the finish. After the in-home measurement, your written quote prices the exact door you designed and the installation scope. Financing is available online; see our financing page for details.
Which ProVia door line do you install most often?
Legacy 20-gauge steel. It's about 80% of the doors we install. Signet and Heritage are also available when one of those lines better fits the design you choose. The right answer depends on the material, style, glass, finish, and series-specific warranty you want, so the consultation covers the lines rather than treating every ProVia door as the same product.
What kinds of exterior doors do you replace?
Front and back entry doors, patio and sliding doors, French doors, double doors, and storm doors. You can replace one opening or include several doors in the same project. Each opening is measured and configured separately.
Do I need to choose a ProVia line before the consultation?
No. Your project manager brings a tablet to the consultation and digitally builds the door with you: line, style, glass, finish, and configuration. You see the available lines there, so nothing has to be decided before we arrive.
How long does it take to get and install a ProVia door?
A standard door runs about three weeks when the glass you chose is in stock. More custom builds run four to five weeks, and production can stretch longer if ProVia doesn't have your glass on hand. We confirm the schedule for your exact order after it's placed, and once the door arrives, most single-door installs finish in one day.
What warranty comes with my new exterior door?
There are two, and they cover different things. The door itself carries ProVia's product and finish coverage, which varies by the series and finish you choose; the packet that arrives with your door has the terms and registration information for the exact door installed. The installation carries our own five-year workmanship warranty: if the install fails because of how we put it in within five years, we come back and make it right at no cost to you.
Do you handle permits and HOA approval?
We handle any required permits. HOA approval starts with you because the HOA works through the homeowner, and we supply whatever it requests: samples, our license, proof of insurance. Our license, #120891, is verifiable on South Carolina LLR.
