It’s easy to forget how hard a job our roofs have. They need to survive 24/7 exposure to the elements – bleaching sun, scouring wind, driving rain, freeze/thaw cycles, and even the occasional tree branch. After 20 to 25 years of this harsh treatment, roofing materials begin to degrade and fail.
It is important for homeowners to learn how to identify a failing roof before it is too late; waiting until after catastrophic water damage to replace your roof is a mistake that no one wants to make! Today we’re going to look at the warning signs that should let you know it is time to talk to your local roofing company about a roof replacement.
Damaged or Missing Shingles
Shingles are the most visible part of your roofing system. They protect the underlayment and vents, and create a waterproof barrier that keeps your home dry. As they age, they become brittle and may crack, warp, or even be completely blown off in high winds.
For a new roof, replacing a few shingles after storm damage is not unheard of and is not necessarily a sign of major problems. However, damaged shingles on older roofs are a warning sign of things to come. Odds are shingles across your entire roof are reaching the point where a strong storm could cause major failures.
Frequent Roof Repairs
It is pretty normal for all components of our home to need the occasional repair. However, as things reach the end of their lifespan, the frequency of these repairs will pick up. When it comes to roofs – frequent repairs are a bad sign.
The reality is that every time your roof leaks, you are risking major water damage in your home, and frequent repairs suggest that your roofing system is reaching a point where a full replacement makes more sense than piecemeal repairs.
Asphalt Shingle Granules in your Downspouts
Asphalt shingle roofs are made up of asphalt shingles – this shouldn’t be terribly surprising based on their name! However, atop of the sheet pliable asphalt is a layer of durable grit which protects the shingles from damage.
It is normal for a small amount of these granules to shed over time – but if you ever notice a sudden increase in the number of them in your gutters then you are looking at a major warning sign of impending roof damage.
Sometimes granules show up as a result of roof damage – as in the case of hail. While in other cases, the granules show up before your roof fails due to aging shingles losing their structural integrity.
If you believe that their appearance is the result of hail – it is important to document the damage and contact your insurance company ASAP. In many cases homeowners insurance offers coverage against hail damage.
Visible Sagging
Roofs should have nice straight lines and flat surfaces. Sagging or bowing is not what we want to see on our roofs as this indicates structural damage within your attic!

Leaks or Water Damage in Your Attic
When roofs are working properly – they are waterproof! If you notice leaks or water damage inside your home, then something has gone wrong. It is essential to act quickly in the case of water damage as mold grows quickly and mold remediation is an extremely costly and time consuming process.
Do not let leaks go unchecked or unfixed – even a small leak can turn into a massive problem if it is not addressed.
Moss Growing on Your Roof
Moss is not a serious sign that you need to consider reroofing your home – but it does suggest that excessive moisture is building up within your shingles.
We recommend against DIY moss removal – as this can damage your roof and also you miss out on the opportunity to learn why the moss was able to take hold in the first place. If you simply remove the moss, but do not fix the moisture problem, then you risk a much more severe problem developing down the road.
Your Roof is 20+ Years Old
Your roof’s age is not a dead giveaway that it needs replacing, but many roofs begin to fail around the 20 to 25 year mark. Some premium roofing brands, like GAF, offer greater longevity and warranty coverage up to 50 years, but this is more the exception and not the rule.
We always recommend that homeowners begin to plan for replacing their old roof around the two decade mark, as it’s better to prepare for this type of home improvement project than be taken completely by surprise.
Spotting Problems Early: Roof Inspections
Common warning signs like sagging roofs or missing shingles are easy enough to notice on your own. However, the best way to know how your roof is holding up is to have a professional roofer inspect it first hand.
An added benefit of routine roof inspections is that you’ll be able to make any minor repairs that your roof needs before they have time to turn into big issues!
What To Do If It Is Time to Replace Your Roof
Eventually, all roofs need replacing – and it is almost always better to do this on your terms rather than wait for your roof to completely fail.
